This fall in Gunnison brought crisp air, rainy nights, and golden hues across the cottonwoods and aspens. As the season shifted, the community came together for Homecoming, hunting and football season. Western Colorado University marked its 125th anniversary with a lively South Main Street block party, followed by the annual Homecoming Parade down Main Street. Downtown continued to buzz with community events, from the popular Music Cruise, which brought crowds of cyclists and live music through town, to First Friday Art Walks that showcased more local businesses and regional artists. The Gunnison Farmers Market welcomed more vendors than in previous years, offering fresh produce and handmade goods, while Sage Grouse and High Alpine Brewing brought neighbors together for block parties on West Georgia Avenue. Together, these gatherings reflect Gunnison’s vibrant community and small-town character.
The Gunnison real estate market remains steady, with sales slightly below last year but inventory expanding to provide buyers with more options. Available homes have increased 30% in the Gunnison area and 15% valley wide, creating new opportunities across price points. Rural Gunnison reached a significant milestone, with the average home price surpassing $1 million for the first time. Across the valley, home sales remain consistent at 171 year-to-date, with the average price reaching a record of $1.6 million. Commercial real estate activity includes five transactions year-to-date, averaging more than $630,000. These trends reflect the valley’s continued appeal and evolving opportunities for buyers and sellers.
