With only 120 homes currently available in the entire County, we are seeing demand satisfying the supply, which is a healthy seven months. The average time that it takes to sell a property has been trending down as well.
Sales in the City of Gunnison have been consistent, with the average home price rising above $720,000. Similarly, in Rural Gunnison, homes are selling for an average of $930,000, and sales increased 24% year over year to 56 units closed.
Condominium sales stretched to 52 closings at an average price of nearly $408,000, with just 16 units currently available. Area land sales have also increased to 36 transactions, averaging $304,000, with a diminishing 51 parcels currently on the market.
Bluebird has listed the most properties and participated in nearly 25% of all closings in the Gunnison area last year, representing nearly twice the market share of the nearest brokerage. Being involved with every other closing is both an honor and a responsibility to our community that we truly appreciate.
We anticipate a healthy market in 2026 with measured improvement, led by easing inflation and interest rates, relieving pent-up demand from a patient buying community.
