The holidays bring a change of season and ring in the new year, with smiling faces enjoying special times with loved ones and playful times in the snow and turns on the ski slopes.

The real estate market has been solid for the last few years, with gradual improvements in sales and prices in the Crested Butte area. A major transformation of the Elevation Hotel is underway as the new Beckwith, with 49 condominiums and a private club in the works. Over 300 apartment units are under construction in the north valley to alleviate demand for rentals and workforce housing. Two large land developments for residential homes are in the planning stages near Buckhorn and CB South. And, the County is working with landowners and governmental stakeholders on a long-term Corridor Plan for Highway 135 to promote continuity and access.

Sales in Crested Butte and Rural Crested Butte rose in 2025 with average prices above $3.1 million and over $1,200/SF and $900/SF, respectively. Mt. CB homes are selling for an average of $2.2 million, with a new high of over $800/SF. CB South remains high in demand with no homes currently available and sales peaking at over $1.6 million on average.

Condominium sales on the mountain are steady and selling for a new average high of over $800,000. Demand for land has increased substantially, with an 82% increase over last year and an average price of $715,000. Inventory has dropped to nearly 100 available parcels.

Bluebird increased sales year over year with the most transactions of any brokerage in the valley, representing nearly every other property sold in the market. The firm surpassed $1.5 billion in cumulative sales and will be celebrating its tenth year in real estate in the valley in 2026.
